Portland Neighborhood Real Estate Trends

A new system is now available built by a local Portland company to track market trends for all area neighborhood. It goes far beyond previous available tools for buyers, sellers and Real estate agents. Stumptown info is proud to be adding a section of our site dedicated to Portland neighborhood statistics starting with real estate sales activity. The reports for each neighborhood and area are provided by M Realty utilizing RMLS data. All reports are powered by Homequest.
Below are a few examples of neighborhoods or groups of neighborhoods. The report shows number of available homes, number of sold homes and the rate of turnover.
Alberta Arts - Portland Neighborhood
For the Month of December 2007 there were total of 53 homes that were actively for sale. A total of 8 sales closed for the month resulting in a ratio of total active to Solds of 15.8%. This compares very well against December of 2006 with a turnover rate of 14.3%. This area has remained relatively strong as compared with other Portland neighborhoods.


Cooper Mountain - Portland Metro area neighborhood
For the Month of December 2007 there were total of 182 homes that were actively for sale. A total of 2 sales closed for the month resulting in a ratio of total active to Solds of 1.1%. December of 2006 his neighborhood was very robust with 29 sales against 116 homes for sales a turnover rate of 25%. This may be the most drastic change for any Portland area neighborhood. This is a very weak market for sellers and a very strong market condition or buyers.

Is the reporting feature you show going to be a part of the HomeQuest upgrades in February?
Yes…we are using this in beta with M-homes agents and we are planning to releasing it to the agents in Portland in our February release.
